**WATER DAMAGE**This structure is to be restored like for like. Any alterations or changes will require submitting plans before any restoration can begin. During the damage inspection the following was observed: Structural: No damage to any structural members or charring Electrical: Electrical was damaged and will need to replace all wiring panel and devices throughout per 2017 NEC 2018 IRC Mechanical: Mechanical equipment ducts sustained minor damage. Will need to clean repair ductwork Plumbing: Plumbing was not damaged.. Rich received a call from Brian Stole who indicated that the house he is going to be working on had flood damage from someone who had been living there.

If there is any evidence that other areas have been damaged or compromised they will need to be replaced per 2017 NEC and or 2018 IRC IBC. Drywall repair has already been conducted on the rear patio. One burned exterior yard light is still attached to the eave. Multiple receptacles on rear patio are not code compliant. Exterior receptacles are required to be in weather proof boxes GFCI protected and weather proof covers.
